Build a referral-based real estate business across borders - Lotus ...

Real estate professionals who have set their sights on building a referral-based business should look beyond their own hometown ? way beyond.

That?s according to Tina Mak, the founding president of the Vancouver chapter of the Asian Real Estate Association of America (AREAA). whose clients hail from around the world.

?Money has no sense of direction,? Mak says.

A 20-year industry veteran and an associate broker at Coldwell Banker Westburn Realty in Vancouver, Mak has also hosted her own weekly radio real estate show since 2007 in Vancouver targeted to the area?s Chinese community.

Mak will join Inman News columnist Bernice Ross in the last panel of Real Estate Connect New York City, which runs Jan. 16-18 at the Grand Hyatt New York. In a session called, ?You have a global prospect. What next?? Mak and Ross will discuss how to achieve successful transactions with international buyers.

Ross is CEO of RealEstateCoach.com and a nationally syndicated columnist, author, trainer and speaker. She?s written a number of articles for Inman News about working with global buyers, including a four-part series earlier this year.

Mak, 47, immigrated to Vancouver from Hong Kong in 1991. At first, she worked in the same profession she?d had since the early 1980s ? piano teacher. But there was one major change. While in Hong Kong, she taught students in their homes, but in Vancouver, students came to her, confining her to one place all day.

Not long after Mak arrived, a friend suggested she try real estate.

?I?m an extrovert. I like to move around,? Mak said. ?So, because of my personality, she felt I should give the business a try.?

Although she called going into real estate a ?fluke,? she discovered a true calling for the profession, she said.

?I made my first paychecks the first month, so I guess I was meant to be in the business,? Mak said.

She credits her classical music training in both Hong Kong and England with instilling her with discipline and focus.

?The sales business is easy in, easy out,? she said. ?You have to be self-motivated, and I think my musical training in the past, I think that really helps me.?

?The passion that I have for my music is now being transferred to my real estate business. If you want to be good at something you have to have passion for it.?

A gateway to Pacific Rim economies, Vancouver?s metropolitan ambiance made it a no-brainer to work with international clients. Asians, in particular, like the Vancouver market partially because of its weather ? no extreme heat or cold ? and because of its mix of nationalities, Mak said.

?And the Asians, the rich ones, many of them are not looking for business opportunities because they run their business back home. So they come here for lifestyle,? she said.

Common denominators

In working with foreign buyers, Mak said understanding their cultural background is key, which, as an immigrant herself, gave her a leg up.

?Asians have a lot of common denominators, in my opinion,? Mak said. ?It doesn?t matter if it?s Korean, Persian, Indian, Chinese, Vietnamese, Filipinos. It doesn?t matter. We?re very, very frugal. We spend our money very carefully. And even Europeans are the same.?

Understanding her clients? cultural idiosyncrasies helps her engage with them, understand how they negotiate, and strategize how to negotiate on their behalf, Mak said.

?I understand that we (Asians) are always trying to get the best deal in town. That mentality. And I love negotiations. I guess it?s in our blood that we always try to negotiate the best deals.?

Mak learned her negotiation skills working in her father?s inherited wholesale products business.

?Hong Kong is a very highly competitive city, so we have to build strong negotiation skills in order to survive,? she said.

That includes understanding how to communicate with clients. For instance, the biggest mistake agents tend to make with international clients is to talk to them about money.

?Don?t ask where the money?s coming from. And don?t ask what their business is because it?s always import and export. You don?t know what the heck they?re import and exporting,? Mak said. ?We Chinese are very discreet. We don?t want to tell you everything. So if they tell you import and export, just accept it. Don?t even go into details.?

And not all Chinese are rich, she said. ?Sometimes they?re middle class.?

Mak advises agents not to set their expectations too high when working with international buyers.

?Sometimes they just want to come and check things out. They don?t necessarily want to buy right away,? she said. ?Very often they only come for 10 days, a week to two weeks maximum. They will tell you they want to buy, but they?re not going to buy for the sake of buying if they don?t find what they need.?

Many Chinese buyers, particularly those over the age of 40, also are not keen on using technology to do business, Mak said. Unlike in Hong Kong, a former British colony, mainland Chinese of that generation are unlikely to have had English instruction and tend not to be computer-inclined even if they are well-off, she said.

?They?re not used to going on the computer to do things. With the Chinese it is more a person-to-person thing. We don?t do much through email at all. We?re always face to face and we talk and drink and eat,? Mak said.

And that suits her fine. ?I have a strong sixth sense. I can sense people very fast and accurately. Other people (say) that I can prejudge other people. I can see their character in five minutes. That?s why when I do business, I have to see the face,? she said.

Younger Chinese, on the other hand, tend to be sent abroad to be educated and are more likely to go online, Mak said. She has a bilingual website in English and Chinese that she said has brought her business, though she mainly uses it to post general information about homebuying and selling and tax issues, among other topics, for her clients.

Building relationships

Mak has accounts on Facebook, Twitter, LinkedIn and Pinterest. She sees social media as a way to build her image and she is not deterred by the fact that she has yet to do a deal through either network.

?I have connected with a lot of people around the globe through social media, and from that I?m sure it will turn into business later on,? Mak said.

Mak?s business is 100 percent referral-based, she said. Her clients tend to find her through word of mouth from past clients, other agents, people in her network, and her radio show.

She said she does between 30 and 40 deals a year and her success is due to the way she does business.

?Here, my philosophy is ?people come first, profits later.? I build relationships and I build trust. It takes longer to get results, but you gain long-term clients. I?ve got clients as old as 20 years they?ve been with me,? Mak said.

?When you gain their trust they will come to you. I understand a lot of us right now, because of the global situation, need to pay bills. But the clients can feel that you?re trying to make a deal (rather than) put their interest first,? she added.

While that approach may not seem novel to Canadians or Americans, it is for many of Mak?s clients. Dual agency ? when one agent represents both a buyer and a seller ? is common throughout Asia, Mak said, unlike in Canada, where it is an exception to the rule. In Asia, that makes for ?tailgate agents? that just want to close a deal, whether or not it?s for their clients? best interests, Mak said.

?If the client is not happy, the agent just moves on. So as a consumer, that?s how they?ve been conditioned that agents work. There?s no trust. They think the agent is just there to put the property up for sale,? Mak said.

Asian cities also tend to have huge populations where a business?s reputation is less easily tarnished, she added.

?(In) Vancouver, our population is small, so our reputation is very important. If you do something bad, if you?re not ethical, it spreads out fast, so it?s very important to be honest and do the right thing so that your reputation will take you further,? Mak said.

By ?doing the right thing,? she means telling clients the facts about market conditions instead of telling them what they want to hear.

?I tell them what they need to hear instead of telling them what they want to hear,? Mak said.

For example, clients? opinions about property locations are shaped by their experiences in their hometown, she said, and in that light, buying a home on a busy street seems like no big deal because it?s what they?ve been accustomed to and the home is likely cheaper than comparable homes. But when it comes time to sell that property, they don?t realize they might have a hard time selling it because of its location, Mak said.

She would tell her clients point-blank not to buy such a home, she said.

?If I don?t like the property, I won?t sell it, and if they want to buy the house I tell them they have to find another real estate agent to write the offer because I?m not willing to,? Mak said. Or she might write the offer, but first make herself very clear that she doesn?t think it?s the right choice for them, she said.

?If I think that is a wrong investment I don?t want my clients to come back to me and say, ?Tina told me to buy it.? It?s my reputation. My reputation is worth more than my commission,? Mak said.

?And that?s why my clients will stay very loyal to me because sometimes I tell them things they don?t think of.?

Mak?s advice to real estate agents is to be themselves ? a strategy that has worked well for her. In her career, Mak is most proud of her ability to connect with people and her negotiation skills.

?I have many nicknames: Bulldog, Bitch, Red Pepper ? that?s the Chinese way of saying spicy,? she said.

?I put myself in their shoes and I understand them. I build their trust much easier. I guess it comes through life experience.?

Long hours

She also admitted she?s a workaholic. If she had one superpower, she said would extend the day from 24 hours to 72 hours in order to have more time for work ? or to enjoy life, she?s not sure which.

?I respond to my clients any time of the day and I spoil them. Many agents, they say, ?I have my family time.? They have downtime and I don?t have (much) downtime,? she said.

It is a common misconception among agents to think that they control their own time, she said.

?If you want to be successful, you have to be an entrepreneur. No executive can go home and say, ?I don?t work.? Are you treating this as a career or are you treating this as just a job?? Mak said.

She said she?s glad she didn?t know about the long hours involved before she went into real estate, but she wished she had known at least one thing.

?I wish I knew I needed to have a Ph.D. for disappointment and thick skin,? she said.

?You get disappointment all the time, and you have to be able to handle it. And don?t take things personally. Don?t take your clients? or anybody?s negative comments personally. You get rejected all the time. It?s part of the nature of our business, but I guess it applies to life as well.?

She said she has two mentors. One is a client from Texas who holds dual U.S.-Canadian citizenship and taught her how to network.

?She said to me, ?You know you can never meet enough people,?? Mak said.

Her other mentor is one of the owners of her brokerage office, she said.

?He taught me how to invest. And I love investments. I enjoy working with homebuyers, but I very much enjoy working with investors and I am an investor myself,? she said.

In the rare moments she lets herself have some nonwork fun, Mak can be found golfing in the summertime and going to the spa in the wintertime. She is not likely to be found partying much, however.

?Everybody thinks I?m a party person. Once in a while is fine, but too many, no. I need more downtime.?

Fitness Tips for Lorry and Motorcycle drivers


Certain jobs require huge amounts of sitting down, as I?m sure you are aware it is very hard to live a healthy lifestyle by sitting down all the time. There are also claims that sitting down can seriously damage health, however I suspect this is because merely because of correlation and not causation. Lorry drivers are at a certain advantage because they have a huge lorry to carry some equipment, while on a bike you are slightly more limited as to what you can carry.

For a lorry driver it?s worth investing in some kettle bells. For some these are the weapon of choice as kettlebell workouts?do offer an extensive full body workout. If you are familiar with workouts such as the 300 workout you will know that when it comes to the kettlebell push press it is absolutely killer!

They are lightweight and can be packed into almost any compartment. General Tips

You don?t need a gym to get fit. The world is quite literally your gym, before you make any long trips search for outdoor gym parks which are becoming increasingly popular across the UK and Europe. Pre prepare your food, eating take away food from the side of roads is not a healthy option by any means. If you can afford any equipment then high intensity interval bodyweight exercises are what you want to be doing.

Video shows woman pushing man in front of NYC subway train

NEW YORK (AP) ? Police searched for a woman who killed a man by pushing him in front of a subway train and released surveillance video Friday of her running away from the station.

Commuters, meanwhile, absorbed the news of the second fatal subway shove in the city this month.

"It's just a really sad commentary on the world and on human beings, period," said Howard Roth, who takes the subway daily. He said the deadly push was food for thought about subway safety, "but I guess the best thing is what they tell you ? don't stand near the edge, and keep your eyes open."

The suspect in Thursday night's killing had been following the man closely on a Queens platform and mumbling to herself, witnesses told police. She got up from a nearby bench and shoved the man, who was standing with his back to her, as the train pulled into the platform. He was pinned under the train as it pulled to a stop, police said.

It did not appear the man noticed her before he was shoved onto the tracks, police said, adding that the condition of the man's body was making it difficult to identify him. The woman was described as Hispanic, in her 20s, heavyset and about 5-foot-5, wearing a blue, white and gray ski jacket and Nike sneakers with gray on top and red on the bottom.

It was unclear whether the man and the woman knew each other. And it's also unclear whether anyone tried to help the man up before he was struck ? or whether there was enough time for anyone to do anything.

The surveillance video was taken at a nearby intersection. It shows a woman dashing from a crosswalk and down a sidewalk.

Asked about the episode at the station on Queens Boulevard in the Sunnyside neighborhood, Mayor Michael Bloomberg pointed Friday to legal and policy changes that led to the release of many mentally ill people from psychiatric institutions from the 1960s through 1990s.

"The courts or the law have changed and said, no, you can't do that unless they're a danger to society; our laws protect you. That's fair enough," Bloomberg said on "The John Gambling Show with Mayor Mike" on WOR-AM.

On Dec. 3, 58-year-old Ki-Suck Han was pushed in front of a train in Times Square. Apparently no other passenger tried to help Han.

A photograph of him on the tracks a split second before he was killed was published on the front of the New York Post the next day, causing an uproar and debate over whether the photographer, who had been waiting for a train, should have tried to help him and whether the newspaper should have run the image.

A homeless man, 30-year-old Naeem Davis, was charged with murder in Han's death and was ordered held without bail. He has pleaded not guilty and has said that Han was the aggressor and had attacked him first. The two men hadn't met before.

Being pushed onto the train tracks is a silent fear for many of the commuters who ride the city's subway a total of more than 5.2 million times on an average weekday, but deaths are rare.

Among the more high-profile cases was the January 1999 death of aspiring screenwriter Kendra Webdale, who was shoved by a former mental patient. After that, the state Legislature passed Kendra's Law, which lets mental health authorities supervise patients who live outside institutions to make sure they are taking their medications and aren't threats to safety.

Like many subway riders, Micah Siegel follows her own set of safety precautions during her daily commute: stand against a wall or pillar to keep someone from coming up behind you, watch out when navigating a crowded or narrow platform to avoid being knocked ? even accidentally ? onto the tracks.

"I do try to be aware of what's around me and who's around me, especially as a young woman," Siegel, a 21-year-old college student, said as she waited at Pennsylvania Station on Friday.

So does Roth, who's 60.

"It sounds a little wimpy if you're like, 'Who's going to push me?' But it's better to be safe than sorry," he said.

Shooter who ambushed firefighters left note showing intent to burn, kill

(CNN) ? A sniper who ambushed volunteer firefighters in upstate New York on Monday, killing two and seriously wounding two others, left a note saying he hoped to burn down his neighborhood and kill as many people as possible, police said Tuesday.

A charred body, believed to be his sister?s, was found in the burned house she shared with him Tuesday, police said.

William Spengler, 62, used a Bushmaster semiautomatic rifle, the same kind of weapon used in the assault on Sandy Hook Elementary School, Webster Police Chief Gerald Pickering said.

?He was equipped to go to war,? Chief Pickering said.

The shooter, who was convicted of killing his grandmother decades ago, was found dead of a self-inflicted gunshot wound hours later.

Pickering, at a news conference Tuesday, read a sentence from the three-page typewritten note that detectives believe Spengler?s left behind: ?I still have to get ready to see how much of the neighborhood I can burn down and do what I like doing best ? killing people.?

The note indicated Spengler?s intentions, but not his motive, Pickering said. The rest of the contents will not be made public because it is evidence in a criminal investigation, he said.

There is ?all kinds of speculation? about why Spengler wanted to destroy his neighborhood and kill firefighters and residents, Pickering said.

One theory is that he was upset about a donation his mother, who died in the past year, made to the fire department, he said. Another theory is there could be a connection to his arrest in the killing of his grandmother, he said.

?Motive is always the burning question and I?m not sure we?ll ever really know what was going through his mind,? Pickering said.

Spengler was convicted in 1981 of first-degree manslaughter in the death of his grandmother and had been released on supervised parole, Pickering said.

It will be a challenge for the medical examiner to determine if his siste r? 67-year-old Cheryl Spengler was killed before the fire was set because it was a ?raging inferno,? Pickering said.

Spengler?s former neighbor, Roger Vercruysse, said that Spengler was a nice guy who used to come over to Vercruysse?s sister?s house for holiday parties and would wave to the family from his front porch, where he often sat during the summer.

?He?d come to our house, we used to have picnics,? he said.

Spengler was especially attentive to his mother, who passed away in October, Vercruysse said, visiting her every day in the nursing home where she lived until she died.

?He loved his mama,? Vercruysse said. ?He always talked about his mother.?

Spengler did not share the same closeness with his sister, with whom he shared his home, Vercruysse said.

?He told me he hated his sister and never could tell me why,? he said. ?I?d always wave to the sister, but she was not friendly.?

Firefighters from the Rochester-area town of Webster responded before 6 a.m. Monday to a 911 call, reporting a fire that Spengler is believed to have set, when the gunfire began, Pickering said.

?This was a clear ambush on first responders,? he said. Spengler was firing from ?a natural depression? against a bank and a tree, he said.

An off-duty police officer, who happened on the scene, returned gunfire and sheltered firefighters with his car, Pickering said.

?Had the police officer not been there, more people would have been killed because he immediately engaged the shooter with a rifle,? he said. ?Essentially, it was a combat condition.? Investigators won?t know until after an autopsy if any of his shots hit Spengler, he said.

Officer John Ritter of the Greece, New York, Police Department, suffered minor shrapnel wounds but was released after treatment at a hospital.

The two wounded firefighters were in stable condition after surgery Tuesday, Pickering said Tuesday morning. They were being treated for ?serious injuries? in intensive care at Strong Memorial Hospital in Rochester, New York, he said.

Seven houses were destroyed and several others damaged by the fire, which investigators believe spread from a car parked next to the home where they believe Spengler lived, Pickering said.

Authorities do not know how Spengler obtained the Bushmaster rifle, .38-caliber revolver and 12-gauge shotgun he used, Pickering said. As a convicted felon, Spengler was not allowed to legally possess weapons.

In chilling audio heard over a scanner Monday, a West Webster Fire Department firefighter reported ?multiple firemen shot? ? including himself, with wounds to his lower back and lower leg ? and ?shots still being fired.?

?I?m pretty sure that we have two DOAs? ? the term for dead on arrival ? ?on the street,? the wounded firefighter said. ?? They?re down and not good.?

For several hours after that, the threat of gunfire stopped firefighters from battling the blaze and forced police SWAT teams to evacuate 33 people in the neighborhood of small waterfront homes.

The fire destroyed seven houses. It was under control by 2:30 p.m. ET, but authorities weren?t able to get into any of the homes. Pickering said it?s possible that more victims could be inside.

Lt. Michael Chiapperini, a firefighter who died at the scene, was a veteran of the West Webster Fire Department and a police lieutenant. He?d been named Firefighter of the Year just two weeks ago. And not long before that, he had volunteered to go to Long Island to help those suffering after Superstorm Sandy, New York Lt. Gov. Bob Duffy said.

The other slain firefighter was Tomasz Kaczowka, who was also a 911 dispatcher. He?d been with the West Webster Fire Department for just more than a year, department spokesman Al Sienkiewicz said.

The shooting occurred amid a renewed gun control debate after the December 14 elementary school massacre in Newtown, Connecticut, that killed 26 people, most of them children. The gunman in that case, Adam Lanza, also killed his mother and himself.

The head of a lobbying group that represents first responders said the Monday shooting was ?senseless and cruel.?

?The firefighters who responded today were performing a selfless, meaningful service to their community, unaware that a cold-hearted maniac was planning to ambush them and take their lives,? said Harold Schaitberger, general president of the Washington-based International Association of Fire Fighters. ?Coming on the heels of the horrific tragedy in Newtown, Connecticut, and on Christmas Eve, this shooting is even harder to comprehend.?

New York Gov. Andrew Cuomo described the Webster shooting as ?horrific.? And the state?s attorney general called it a ?senseless tragedy?

President Barack Obama has set a January deadline for ?concrete proposals? to deal with gun violence after the Newtown shooting.

Sen. Dianne Feinstein, D-California, has said she will introduce legislation to reinstate the assault weapons ban that expired in 2004, while National Rifle Association CEO Wayne LaPierre has said his group will fight any new gun restrictions, saying most gun laws now on the books are rarely enforced.

Pickering, the Webster police chief, said it was important ? after the shooting in his town and others ? to ?get a handle on gun control.? He also said more needs to be done to make sure that dangerous people aren?t in society, where they can kill.

?For the last 20 years we have been turning people loose and de-institutionalizing people, and I think we?ve swung too far,? he said. ?I think there are still people that need to be in institutions that are a danger to themselves or others. And this is a classic example.?

Police: Idaho senator arrested, charged with DUI

ALEXANDRIA, Va. (AP) ? Idaho U.S. Sen. Michael Crapo was arrested early Sunday morning and charged with driving under the influence in a Washington, D.C., suburb, authorities said.

Police in Alexandria, Va., said Sunday that the Idaho Republican was pulled over after his vehicle ran a red light. Police spokesman Jody Donaldson said Crapo failed field sobriety tests and was arrested at about 12:45 a.m. without incident. He was transported to the Alexandria jail and released on an unsecured $1,000 bond at about 5 a.m..

"There was no refusal (to take sobriety tests), no accident, no injuries," Donaldson said. "Just a traffic stop that resulted in a DUI."

Donaldson said he didn't immediately know what Crapo's blood alcohol level was, where he was coming from or the type of vehicle he was driving.

Crapo (KRAY'-poh) has a Jan. 4 court date.

Messages left for a Crapo spokesman weren't immediately returned Sunday night.

Currently in his third term, Crapo has been in the Senate since 1998, and served for six years in the U.S. House of Representatives before that. He was easily re-elected in 2010, and won't have to run again until 2016.

In Congress, Crapo has built a reputation as a staunch social and fiscal conservative. It has been expected he would take over the top Republican spot next year on the Senate Banking Committee. He also serves on the Senate's budget and finance panels. Crapo was a member of the so-called "Gang of Six" senators that worked in 2011 toward a deficit-reduction deal that was never adopted by Congress.

A Mormon from Idaho Falls, Idaho, Crapo has five children with his wife, Susan, and three grandchildren.

Unlike the South Pole, which lies over the continent of Antarctica, there is no land beneath the North Pole but more of a floating Arctic ice sheet that expands during colder months and shrinks to half its size in the summer. To complicate things even more, there are two different definitions of the North Pole. The first is the north magnetic pole, which is, quite literally, a magnetic phenomenon which changes daily depending on changes under the Earth's crust. Additionally, there is a north terrestrial pole, which is the fixed point that references the top of the Earth. Regardless of how you define the North Pole, global warming continues to be a problem here???as the polar ice caps melt, the sea levels rise, eliminating the land that polar bears and other wildlife depend on for survival.?

It's at the center of an international controversy right now
Did you know 30 percent of the world's untapped oil reserves are located in the Arctic Circle? The U.S. Geological Survey says that amount could actually be higher, since so much of the region has yet to be explored. Complicating matters is the fact that multiple countries lay claim to the Arctic Circle???Russia, Canada, Norway, Denmark (via Greenland), and the United States (via Alaska). Each country is allowed to explore potential oil reserves within 200 miles of their coastlines, but in 2007, Russia used a mini-submarine to plant the country's flag on the floor of the Arctic Ocean in an attempt to claim the region and its natural resources, a move that was rejected by the U.N. as the countries continue to work toward a solution.?

The North Pole has seasons
Just like everywhere else on Earth, the temperature varies here depending on the time of year. The North Pole is warmest in July, if by warm you mean it's actually freezing???32 degrees. If that gives you the shivers, brace yourself. Temperatures in February drop to a bone-chilling 31 degrees below zero. The amount of light each day depends on the time of year, too. Alaska as well as Norway and the other Arctic Circle countries each face six months of broad daylight and six months of almost total darkness because of the angle at which this top portion of the Earth receives sunlight.?

Yet, it is not the coldest place in the world
It might come as a shock, but even with temperatures with a high of just 32 degrees, the North Pole is not the coldest place on Earth. The South Pole is (in winter temperatures average -76 degrees F). Unlike the North Pole, the South Pole sits on top of a thick sheet of ice, which in turn sits on top of a piece of land???Antarctica. At more than 9,000 feet above sea level, Antarctica is also the world's tallest continent. The North Pole, on the other hand, is made up of a thin Arctic ice sheet that sits barely a foot above sea level???a fact that allows the landscape to absorb heat from the surrounding Arctic Ocean.?

There is life up there
While the conditions may be considered too tough for most humans, there are native Inuit tribes living in northern Canada and Alaska. The outer reaches of the Arctic Circle are a great place to see polar bears in the wild. Keep an eye out for other Arctic dwellers like Orca, Humpback, and Beluga whales, the arctic fox, and Svalbard reindeer. This isn't the only place to see reindeer in the world; a reindeer herd in the U.K. inhabits the Cairngorm Mountains of northern Scotland. One animal you won't see in the North Pole is the penguin. They live in the South Pole. Several species of flying penguin-like birds called auks, guillemots, and puffins can be seen in the Arctic Circle, though.?

Santa Claus is not the only legendary character in the North Pole
Did you know that the creature that inspired myths about unicorns comes from the North Pole? The narwhal, a small whale that lives in the chilly waters of the Arctic Circle, has a six-to-10-foot long tusk, a trait that earned it the nickname "unicorn of the sea." Back in the 16th century, they were often believed to possess magical powers that could be used to cure diseases. Demand was high, and legend has it that Queen Elizabeth I shelled out 10,000 pounds to get her hands on her very own narwhal tusk. Nowadays, narwhal populations are on the decline, due to hunting (Inuit peoples use the meat, tusks, and vitamin-C-rich skin in their everyday lives), climate change, and fishing for halibut, their main source of food.?

Santa's magical workshop isn't in the North Pole proper???but it is nearby
Shh! Don't tell the kids, but Santa's Workshop isn't really in the North Pole???it's in Finnish Lapland. You can visit Santa Claus Village in the Finnish town of Rovaniemi year round, send letters to and from his post office (they'll bear the official postmark of the Arctic Circle), and spend time exploring Santa Park, a series of Christmas-themed caves where you can meet jolly old St. Nick and his elves. You can even visit Santa's reindeer at the onsite Sirmakko Reindeer Family Farm. If Finnish Lapland seems a little out of reach, Santa also has a satellite workshop in the holiday-themed town of North Pole, Alaska where the streets have names like Kris Kringle, Mistletoe, Donner, and Blitzen.

If you would rather write to Santa than visit his workshops, the U.S. Postal Service will postmark letters from Santa Claus as long as they are received by December 10th each year. Simply mail your letters to North Pole Postmark Postmaster, 41-41 Postmark Drive, Anchorage, Alaska 99530 with "Santa, North Pole" marked as the return address. If time is of the essence, you can always email Santa??he'll answer it right away. On Christmas Eve, use the Santa Tracker North Pole Command Center app ($1.99) to keep an eye on Santa's progress.?

You can vacation there
While not exactly a budget destination, you can embark on your own Arctic adventure. Quark Expeditions offers a wide variety of cruising expeditions ranging from the Spitsbergen Explorer, an 11-day cruise around the Norwegian island (from $4,995 per person) to The Ultimate Arctic Adventure, which sails from Russia to the 90-degree north spot that represents the North Pole, visits Franz Josef Land, and tours the Arctic Ocean (from $23,995 per person). Go from June to mid-July to see the polar bears and walrus hunting in their own natural habitat, from mid-July to mid-August to see flowers and other arctic flora in bloom, or from mid-August to September as birds begin to migrate South.

There?are hot springs up there
If you are in the frigid Arctic Circle, you'll need to find a way to warm up.?Chena Hot Springs, located about an hour outside Fairbanks has a natural geothermal hot spring in a rock lake surrounded by nature. The hot springs are open from 7 a.m. to midnight, giving you plenty of time to soak and get a front row seat for the Aurora Borealis (best viewed between August and May). You can also stay at the Chena Hot Springs Resort ($65 a night to room in a Mongolia-style yurt, or stay in a room at the resort for from $189 a night). A number of hot springs can also be found in Norway's Svalbard Islands, in Iceland (the Landmannalaugar Hot Springs is well-known), and in Russia??? Scientific American profiled the hot springs in Oymyakon, Siberia, the coldest town on Earth.?

There is a North Pole marathon every year
The North Pole Marathon bills itself as the World's Coolest Marathon, and with an average wind chill temperature of 22 degrees below zero, they'd be right. It's happened every year since 2002???in 2011, 255 people from 38 nations around the world braved the conditions to compete in the 26.2-mile marathon race on top of a floating Arctic ice shelf. Competitors are transported to an international North Pole Camp on the polar ice shelf to start the race. And they layer up-thermal layers, windproof pants, gloves, two pairs of socks, and even goggles are necessary. The next North Pole Marathon takes place on April 9, 2013, and costs a pretty penny???about $15,561 for the entry fee that includes accommodations in Spitsbergen, Greenland, before and after the race, flights to and from the North Pole Camp, helicopter flights within the polar region, medals, and a commemorative DVD of the race. But the bragging rights are priceless.

Eric Bledsoe Dunk: Chris Paul Lob Sets Up Ally Oop Slam In Clippers' 12th Straight Win (VIDEO)

Eric Bledsoe punctuated the Los Angeles Clippers' latest win with an ally oop slam dunk that came closer to knocking the Earth of its axis than Nibiru.

As is the case with so many of the highlight plays emanating out of Los Angeles these days (no Lakers were involved), Chris Paul set this one in motion. With the Clippers leading the Sacramento Kings, 95-83, in the final minute, CP3 got out on the break before lobbing the ball up for the trailing Bledsoe, who rose.. and rose.. and rose some more before reaching out with his right hand and slamming the ball home.

While Paul has assisted on many memorable dunks since arriving in Lob City, it's not too often that he's collaborating with a teammate his own size. Listed at 6' 1", Bledsoe is just an inch taller than Paul and had to soar a lot farther to get a hand on this pass than Blake Griffin or DeAndre Jordan would have had they been on the receiving end of the pass. The dynamic 23-year-old Bledsoe has been dubbed "Mini-LeBron" by Jamal Crawford for just the type of jaw-dropping power and athleticism that he displayed on this play.

The emphatic slam wrapped up the Clips' 12th-straight win, establishing a new record for a franchise that has never known prolonged prosperity. The win moves the Clippers to 20-6 on the season, leaving them just a game back of Oklahoma City for the best record in the NBA. Had the Mayan apocalypse not been debunked then surely such success by Los Angeles' other team would have seemed a herald of the end times. But from December 22, 2012 it may just be the new normal.

Violence in Iraq spikes. Are US security interests in jeopardy?

A recent rise in civilian deaths and injuries in Iraq is cause for concern, but Pentagon personnel say Iraqi security forces are proving to be 'very capable' in the year since US troops departed.

Violence in Iraq from July to October hit its highest level in two years, a discouraging sign that ? one year after the last US military vehicles exited the country ? prompts questions about whether the situation on the ground in Iraq jeopardizes America's national security interests.

The question is one that defense analysts and Pentagon personnel are tracking, with particular attention to the response of US-trained Iraqi security forces to the rising numbers of deaths and injuries of civilians. So far, the assessment of both is guardedly positive.

?The levels of violence there are still extremely high ? and lethal,? says Nora Bensahel, senior fellow at the Center for a New American Security (CNAS), who notes that more people are dying in Iraq today than in Afghanistan, where America?s war is ongoing.

That said, ?there were people who argued that the moment the last US troops left the country it would disintegrate into civil wars and the Iraqi security forces wouldn?t be able to stand,? adds Ms. Bensahel, who co-wrote a report released by CNAS this week, "Revitalizing the Partnership: The United States and Iraq a Year after Withdrawal." ?That hasn?t happened yet. It?s clear that the [Iraqi] security forces were strong enough to be able to hold together and maintain certain levels of capabilities.??

The violence in Iraq is marked by considerable brutality, including sectarian killing.?From July to October 2012, 854 civilians were killed and 1,640 were wounded.?

?The Iraqi security forces are continuing to demonstrate themselves to be very capable in handling their country?s security,? says Navy Cmdr. Bill Speaks, a Pentagon spokesman. ?Obviously, today we no longer have a real military footprint inside the country that would make us an authority on the actual security situation there.?

Between 200 and 300 US military personnel remain on the ground in Iraq, training the Iraqi military and overseeing foreign military sales. ?It?s more classroom stuff, dealing at the higher levels ? it?s certainly not range training or basic combat. Obviously we?ve gotten beyond that,? says Speaks.

Those who have been on the ground recently hold a similar view. Lt. Col. Mark Cheadle was in Baghdad for four months after the official end of the war. ?I would have to say things have gone as expected. I wouldn?t say their progress is worse than expected.?

Still, ?it?s not what we would necessarily consider a success from a US or traditional Western point of view,? adds Cheadle, who served as a strategic analyst and adviser for Iraqi key leader engagements.?

US military officials expected ?some violence and tribal fault lines to continue. They have," he notes. "I also think we expected business to begin to thrive and security conditions to trend upward. I think they have.?

The operation was performed safely and skillfully by teams from Fosmax LNG and Elengy.

The reloading service meets the market?s new demands, but is just one of the new services offered by the terminal in 2012. LNG reloading enables gas shippers to manage their supply portfolio more flexibly. The provision of the? service demonstrates Fosmax LNG?s commercial drive, responsiveness and desire to expand its range of activities.

Located on the Mediterranean coast, 50? km west of Marseille, the Fos Cavaou LNG terminal has received over 135 gas tankers since its start-up. A third of these are Q-Flex vessels? (with a capacity of? 210,000 m3), but the terminal can also accommodate? Q-Max carriers, which are? the largest gas? tankers in the world (270,000 m? 3? ). In 2011, the terminal already handled the equivalent of 11% of all?? the natural gas consumed in France, though it still has some expansion potential.

Norovirus Survives Restaurant Dishwashing Protocols, Study Finds

Thinking of eating out over the holidays? Well, you might consider bringing your own plate. Because a new study shows that the typical dishwashing procedures used by most restaurants can't wash away viruses that can cause some serious stomach distress. Those unsavory findings are served up in the journal PLoS ONE. Food poisoning is no fun. And one potential source of sickness when you dine out is the dinnerware. Plates, forks, and glasses could transfer a bug from contaminated foodstuff or a previous diner to you. Most public eateries follow certain industry guidelines when it comes to cleaning their tableware. But those protocols were designed with foodborne bacteria in mind. So what happens if the infectious agent is viral?

To find out, researchers inoculated cream cheese and milk with either E. coli bacteria or a norovirus, famous for spreading throughout cruise ships. The researchers shmeared the mess over ceramic plates, utensils and glassware...and then put the dirty dishes in the wash. And they found that while the standard detergents did a decent job at sluicing away the E. coli, they didn't get rid of the dairy-encrusted virus.

Over the past couple of years research into miRNAs has become increasingly diversified and attracted a great number of research articles across genetics and medicine. This should hardly come as a surprise to any scientist in the field, especially since it has become clear that miRNAs, a recently discovered class of non-coding RNAS, are represented in nearly all cellular functions and molecular pathways. A growing list of reports demonstrates that microRNAs play a critical role in cancer initiation and progression, and that miRNA alterations are ubiquitous in human cancers. In fact, several studies have shown that miRNAs can act either as tumor suppressors or as oncogenes, and that measurement of miRNA expression in malignancies may have diagnostic implications or otherwise lead to novel treatments of breast cancer.

In the article "Mir-205 modulates acinar size and morphology of transformed breast epithelial cells" which will be released later this week in OncomiRs an open access journal published by Versita, molecular biologists from CEA Saclay and Universit Paris-Sud, led by Prof. Annick Harel-Bellan, studied the microRNAs expression potentially responsible for the abnormal acini formation of breast cancer cells. They observed that the overexpression of the miR-205 influences the morphology of acini, linking this miRNA to breast epithelial cell transformation.

A genome-wide microRNA expression screen comparing non-transformed and tumorigenic MCF10A cell lines identified miR-205 as a potential modifier of acinus size. Forced expression of miR-205 in non-transformed MCF10A cells increased the size of acini, whereas miR-205 antisense oligonucleotides restored a normal morphology. MiR-205 did not modify cell proliferation, but rather inhibited cell death by apoptosis. Moreover, miR-205 targets ZEB1, an inhibitor of E-cadherin. Downregulating E-cadherin restored normal acinar morphology in miR-205 expressing cells, consistent with E-cadherin being involved in the miR-205-dependent acini phenotype.

The researchers further examined critical cellular formation in breast cancer. It has been demonstrated that normal breast epithelial cells form highly organized multi-cellular structures - the breast lobules, terminating in acinar structures called alveoli, which can be mimicked in vitro in three-dimensional (3D) cultures. Moreover, breast epithelial cells self-organize to form "acini". The size and morphology of acini is highly dependent on the degree of cancerous transformation of breast epithelial cells. Transformed cell lines form larger acini than normal cells, and cancer cells do not form normal acini, but instead form much larger aggregates of cells with no well-defined lumen.

Commenting on the research results, Prof. Annick Harel-Bellan notes: ' miR-205 is definitely not a simple tumor-suppressor miRNA in breast as previously believed, but it can be overexpressed in transformed cells and can be responsible for the abnormally large morphology of acini.'

The research highlights the complexity of miR-205 function in breast epithelial cells: miR-205 can act not only as a tumor suppressor, as formerly proposed, but also as an oncogene that favors cell proliferation or represses cell death. "Consequently, the use of miR-205 as a curative miRNA in cancer, as previously suggested by others, should be approached with great caution" observes Harel-Bellan in her article. Without doubt, continuous efforts to identify and describe miRNAs will provide novel insights into breast cancer biology, and will eventually arrange for a new molecular target for alternative treatments.

The research highlights the complexity of miR-205 function in breast epithelial cells: miR-205 can act not only as a tumor suppressor, as formerly proposed, but also as an oncogene that favors cell proliferation or represses cell death. "Consequently, the use of miR-205 as a curative miRNA in cancer, as previously suggested by others, should be approached with great caution" observes Harel-Bellan in her article. Without doubt, continuous efforts to identify and describe miRNAs will provide novel insights into breast cancer biology, and will eventually arrange for a new molecular target for alternative treatments.

Easier credit leads to more underwater auto loans

The good news for car buyers: Credit is loosening up, giving more consumers access to financing for buying a new or used car. The bad news? As car prices rise, the terms of the credit are getting worse.

That's the conclusion of the latest State of the Automotive Finance Market by Experian, a credit reporting company. While average interest rates are falling, the report shows the length of time people are borrowing for new cars has steadily risen since 2009. In 2009, loan terms averaged 62 months, climbing to 63 months in 2011, and edging higher to 64 months this year. That reflects an increase in six- and (gasp!) even seven-year loans.

An analysis in a recent Consumer Reports Money Adviser newsletter shows that such long-term loans are riskier for consumers, because they leave you "upside down" in your car for a longer period of time. That means if you lose your job or encounter other unexpected financial hardships and can't make your car payments, you're more likely not to be able to sell the vehicle for as much as you owe on the loan. Of course, it also increases the amount paid in finance charges, over a shorter loan.

The Experian study shows the same trend in used-car purchases, where the average term has risen from 57 to 60 months. That reflects an increase in five-year loans over three- and four-year terms. Such longer terms are particularly risky with used cars, which have will have long-since outlived their warranties, leaving owners to cover unexpected repair bills and pricier maintenance costs on top of their car payments. To compound the hazard for those consumers, the report shows an increase in loans for cars older than five-years old.

The percentage of subprime borrowers among used car loans has increased from just over 35 percent to nearly 38 percent. On new-car loans, it has increased from just under 10 percent to almost 13 percent. And these buyers are paying extremely high interest rates, ranging from 9.7 percent for sub-prime buyers on new cars, to 17.7 percent for used-car buyers with "deep sub-prime" credit scores.

The average credit score of a new car buyer has dropped from 775 in 2009 to 755 this year, according to Experian data. Used car buyers' credit scores have dropped from an average of 684 to 668.

Even at low interest rates, and with a 10-percent down payment, our analysis shows that it can take two years or more to begin building equity in a new car. With less money down, or at a higher interest rate, it could take much longer.

At the same time, as the economy has recovered, the number of high-credit consumers borrowing money to buy new and used cars has fallen by about 3 percent, perhaps as more of these buyers pay cash for their cars.

Meanwhile, Experian shows that more buyers are financing more of their purchases. According to the company's third-quarter report, most buyers are borrowing more than the purchase price of the car, with new car buyers borrowing an average of 110 percent of the purchase price, and used-car buyers borrowing an average of 130 percent. The average new-car loan now amounts to $25,963, while used-car loans average $17,577.

If you're wondering where you fall on the scale, the average new-car payment is $452, while the average used car buyer pays $350 a month.

For the record, we recommend not buying more car than you can afford. With the average new-car going out the door for more than $30,000 this year, that means keeping up with the Jones is becoming quite expensive.

Buying a car should be a strategic, financial decision. Incurring debt for longer than a child is in elementary school may not be the best long-term investment. Consider buying used, or down-sizing your expectations, to keep your budget in check.

Modification/short sale/refinance...advice - Zillow Mortgage Advice

Hello, I am really looking for advice here. ?First, some background:

1. Home purchased in 2006 by my wife and I for 185k. ?Home is a 3/2 1100sq ft duplex. ?This was at the peak of everything in Florida.
2. Wife and I were hourly workers at the time and had no downpayment and were recent college graduates. ?We wanted a home and could only get a 5/1 interest only ARM because of this. ?Bad decision looking back but oh well....
3. The idea was to fix the place up then sell before year 5; make a little profit and use that for our next home.
4. We now have one child with a second on the way. ?My wife is a stay at home mom and my salary has more than doubled so making the payments currently are not an issue.

Where we are stuck is we would like to move to a bigger home because of having 2 kids. ?We have no yard and have grown to dislike our current neighborhood.

Our loans are not Fannie Freddie so we do not qualify for any of that. ?While not official, zillow lists our "value" at 69k. ?A far cry from the 185 that we paid. ?2 homes on our street have sold recently for 61 and 59 respectively so that estimate I am sure is close. ?For a period of 2 years I was paying money towards principle and currently owe around 175k but have since stopped this extra amount.

Possibly my wife not working might show some hardship but again, my income has doubled so I am not sure on that. ?As of now we have never missed a payment.

I am really not sure what to do. ?We want to get into something bigger for our family. ?Selling, because of amount owed would be hard on us unless it is a short sale. ?Renting I suppose is an option but the amount we would receive would most likely not cover the mortgage and fees so we would have to cover that difference plus our new home. ?And we still do not have money for a downpayment.

EU to accuse several banks over Euribor manipulation - WSJ

(Reuters) - The European Union is expected soon to accuse several banks of attempted collusion in the setting of lending rate benchmark Euribor, the Wall Street Journal reported, citing people briefed on the probe.

Barclays has already acknowledged trying to rig the Euribor rate, and other banks are likely to be pressed by regulators in the United States, Britain and elsewhere into similar admissions, the Journal said.

At least a dozen banks are under investigation, at least four of them for allegedly working with Barclays, the newspaper said, citing disclosures by banks and regulators.

France's Credit Agricole SA and Societe Generale SA , Britain's HSBC Holdings and Germany's Deutsche Bank are among other banks being investigated for possibly working with Barclays to manipulate Euribor, the Journal said.

All four banks declined to comment to the Journal. None of the banks could immediately be reached for comment by Reuters outside of regular European business hours.

Euribor, the euro interbank offered rate, and Libor, the London interbank offered rate, are the key gauges of how much banks pay to borrow from peers, and underpin swathes of financial products from Spanish mortgages to derivatives contracts sealed in London.

Both are set using interbank borrowing rates submitted by banks.

Euribor-EBF, an arm of the European Banking Federation that runs Euribor, has warned that nervous banks could quit the panels that contribute to setting such rates due to ongoing investigations, undermining the systems used to fix the price of lending.

Reuters parent company Thomson Reuters Corp collects information from banks and uses it to calculate Libor rates on behalf of the British Bankers Association (BBA). It also computes Euribor.
